Sunway KL Velocity : Investment for future

I notice sunway KL velocity:

1) many food shops
2) good foot traffic. Potential for airbnb or long term rental
3) got many condo under construction
4) nice kopitiam nearby
5) Many prc people live and work there
6) got sunway hospital

But my grouse is this:

1) for those working near cheras or TRX is good, not strategic for those who live there and travel to PJ or shah alam or other parts of KL for work
2) Jam is terrible, many traffic lights (worse than PJ)
3) some roads only one lane

Now awaiting my loan approval
