harga ditawarkan owner rm35k market value rm90k++. boleh ke nk buat loan based on market value dan dapatkan lebihan cash tu? Atau beli cash and then refinance rumah tu? mana better?

wah. byk nya extra loan tuan dapat. 18k ek? hehe. Masalah skrang ni terpulang la kat lawyer. kalau lawyer kata boleh, x ada hal. tp ada lawyer dia nk minta buyer setelkan dulu fee2 dan segala bayaran yg ada before dia proceed. try la tnya lawyer. hehe. :D

Soalan: Bagaimana nak buat 'mark up loan' bagi property below market value?
contoh kes:

Market value: RM 200,000
Asking Price: RM 150,000
Mark up amount: RM 50,000

1. buyer perlu bayar seperti biasa bg rumah subsale 3% (RM 4,500) dan 7% (RM 10,500) kepada agen terlibat.
2. buyer sign Order to Purchase (OTP) form dengan harga jualan RM 150,000.
3. Lawyer akan sediakan S&P draft dengan harga mark up RM 200,000 dan diserahkan kepada banker untuk proses loan.
4. Lawyer akan sediakan 1 agreement owner bersetuju membenarkan buyer mark up loan kepada RM 200,000 (dengan harga jualan RM 150,000), ditandatangan oleh buyer dan owner.
5. selepas loan diluluskan, owner akan dapat seluruh RM 200,000, maka owner wajib beri RM 50,000 kepada buyer.
6. owner hanya membayar 3% agency fee daripada harga RM 150,000 kepada property agent.
7. buyer dapat cash RM 50,000 yahoo!
