aku sms 1 agent umah nih, tanya dia bleh markup s&p tak untuk 100% loan. dia reply, "we got banker and lawyer that can assist u on the markup. it should be no problem"

assume yg unit nieh bleh markup aku pun proceed utk view umah nieh. sekarang aku stuck kat sini. apa perlu aku buat bila dah tgk dan berkenan ngan unit nieh?? :-?

1. mintak dia prepare s&p ka?
2. bagi booking fees? wajib mintak resit ka?
3. kalau ambik loan zero cost moving tuh, still kena bayar lawyer fees? atau dah absorb dlm loan?

S&P- Sale&Purchase Agreement
S&P- leh mintak dorang wat (dimana dorang akan find laywer utk prepare S&P) atau TT leh cari sendiri lawyer tuk prepare S&P yang dipanggil laywer to prepare S&P. rate aku dah tak berapa ingat. booking fees (wajib minta resit) as ur reference. laywer fees still kena bayar even loan 100%. tapi lepas loan dah approve, lawyer akan return balik processing fees sume pada anda. ni serba sedikit yang saya tau..

1. erk, kena bayar upfront gak lawyer fees untuk dia prepare s&p tuh walaupun ambek ZEC? mana nak cekau duit nieh. takleh co-team ka?

2. Laywer fees=Legal Fees=Loan Agreement Fee tuh benda yg sama ka? laen2.
 
tak ade EPF kan ade...s&P dah ade LO dah ade...dah leh submit kat EPF..

- ini ko kena cari lawyer sendiri atau agent boleh tolong recommed

b. pembeli dan bank (fees bank boleh absord dalam loan)
- ini kena pakai bank lawyer

wajib..bukti hitam putih menunjukkan transaction

SNP pembeli dan penjual yg kena mark up price..kena cari lawyer yg boleh bincang atau agent u boleh tolong..ini lawyer fees ko kena bayar. time nak mark up price tuh pastikan lawyer fees dan dan lain2 fees dapat di cover balik.

klu lawyer tuh minta fees dulu..ko kena ada cash skrg..klu ko tak ada cash langsung..ko kena bincang dgn lawyer tuh so lepas dah dpt 100% loan tuh baru ko bayar lawyer fees tuh dkt lawyer

meh ambo tlg jwp skit2..
kalo nk markup harga pastikan harga condo tu below market price..
kalo dia jual harga market, xleh la nk markup..nanti valuation x lepas..nanti pblm plak..cuba check betol2 harga market brape..
snp atau sales purchase n agreement sila pastikan lawyer yg btol2 leh buat..jgn pilih lawyer court plak..kang x setle plak urusan jualbeli asyik duk naik court je..:)):))
booking fees msti ade la kalo nk beli property ni..utk lock
property ni dari org lain..
utk lawyer sebenarnya kena ada 2 iaitu utk buat snp dan
satu lgi utk buat loan agreement..kalo nk senang amik satu lawyer yg buat kedua2 skali..lawyer fees bole citer la ngn lawyer
2 samada nk buat fullpayment atau byr skit2..
tp kalo dah amik loan yg zero moving cost xyah byr dah la utk loan agreement sbb dah absorb dlm loan tu..cuma kena byr utk lawyer snp shj..
