Hoc program ni serampang dua mata..

Nak naikkan pemilikan rumah warga malaysia dan juga untuk turunkan unsold unit yg berada di tahap membimbangkan samada yang dah siap construction mahupun undercon..

Walaupun banyak promosi disediakan. Tapi bagi aku property market dekat malaysia tengah downtrend. Boleh tengok harga subsale utk nampak downtrend tersebut..

Dan rata rata property yg terlibat dalam campaign hoc ni lebih 30% lebih mahal dari harga subsale walaupun dah tolak segala discount..

Kalau nak beli utk duduk agak sesuai ar..tapi kalau beli utk investment better tunggu harga property turun..sebab di khuatiri masih panjang lagi downtrend kali ni..

Ni bukan terjadi pada rumah prima je tuan..

Rumah rumah mewah di cyberjaya, wangsamaju n even icity pun berhadapan isu sama..tahun 2013-2017 tu zaman kemuncak harga property di malaysia..siapa beli pada waktu tu memang agak mahal...

Sekarang harga property dah jatuh..lagi lagi subsale unit..sebab beli dengan developer walaupun harga tinggi tapi mcm mcm promosi disediakan..free segala mak nenek legal fee, stamp duty, mot dan lain lain..benda ni pun biasanya cecah 5% dari harga peoperty kalau kita beli subsale..

Tapi entah kenapa skrg dorg jual direct. Sapa nak beli boleh dtg showroom.

subsale lagi mahal dari rumah baru. lagi2 kalau rumah subsale tu ada renovation, tambah tile tambah extra bilik ada kitchen cabinate, dll banker sendiri akan naik kan value. tgk la pulak kawasan rumah subsale kemudahan semua dah ada, rumah baru ni tempat jin bertandang pun ada nak cari kedai beli gula pun kene drive 10-20 minit.

kalau rumah tu lusuh mmg la murah subsale dari umah baru. Rumah baru design rumah up to date.

time Tgh HOC ni la beli sbb ada discount dan rebate. orang bising2 sbb asalnya HOC ni sampai 1 jun 2019 je. https://www.utusan.com.my/berita/nas...depan-1.927074

pada 30 jun baru menteri KPKT umum HOC dilanjutkan sehingga 31 disember 2019.

HOC, pemaju kene berdaftar dgn kerajaan bukan discount ikut suka. mcm mana harga asal rumah mcm tu la discount diberi.

Bukan mcm discount supermarket jual baju t-shirt harga biasa RM 40, bila discount nak raya tulis RM 90 less 50% jadi RM 45.00.

skim HOC ni nak bagi discount kene harga asal RM 40.00 baju tu 10% discount or + 10 hinga 20% rebate.

sblm ni sapa2 beli rumah baru kadang2 pemaju tak incured MOT utk 2nd home buyer. Masa HOC ni dah ada 10 bijik buah rumah Pun beli dari pemaju baru MOT free.

isu dia eknomi tengah slow, Power purchase utk golongan berpendapatan rendah di malaysia mmg tgh terkesan dari kelembapan ekonomi malaysia skg ni.

orang yg berpendapatan sederahana dan mewah yang kurang terkesan dari kelembapan ekonomi. Diorg ni yg tengah shopping beli rumah.
