ok tuan..bahagian mana yg tuan kurang faham dan yg tak logik tu ?

apabila tuan rumah dah pajak rumah tu kepada kita, rumah tu kita akan buat loan atas nama kita sendiri..

kita akan sewakan rumah tu kepada pemilik yg asal dengan harga sama dengan bayaran bulanan kepada pihak bank..

selepas 3 tahun, kita akan jual kembali rumah tersebut kepada pemilik asal dengan harga yg telah di tetapkan..

kalu pemajak tidak bayar ansuran bulanan, siapa yg akan tanggung risiko muflis? mohon pencerahan...

rumah tu dipajak dengan harga 70% di bawah harga pasaran..contohnya jika harga pasaran rm200k, jumlah yg dipajak rm140k

masuk loan 90% = rm180k

anggaran fee yg terlibat (lawyer dan sebagainya) 5% dpd harga pasaran = rm10k

tunai di tangan = rm30k (rm170k - rm140k)

bayaran bulanan yg perlu dibayar oleh pemajak utk loan rm180k lebih kurang rm1000

jika pemajak tidak membayar ansuran bulanan, pilihan yg kita ada ialah

1. boleh dijual rumah tersebut
2. sewakan rumah tersebut kepada org lain

sementara nak dapatkan penyewa atau pembeli, boleh gunakan duit rm30k yg ada utk cover bayaran bulanan kepada pihak bank..at least ada 30 bulan tempoh masa
