Default Kos dan prosedur untuk membina rumah sewa di atas tanah sendiri

Assalammualaikum, saya ingin bertanya berkenaan kos dan prosedur untuk submit loan bank bagi pembinaan rumah sewa yang mempunyai beberapa pintu di atas tanah saya. Saya bekerja swasta. Harap tuan2 yang ada pengalaman dapat bagi pencerahan

kalau secara legal boss, secara ringkas

kena tengok syarat nyata tanah, pertanian ke kediaman, kalau kediaman ok, kalau pertanian kena convert dulu geran tu ke kediaman, kena pergi pejabat tanah untuk buat semua tu..

lepas convert, kena buat pelan pra perhitungan ie precomp plan, yang ni kena lantik perunding/juru ukur bertauliah untuk tujuan mohon kebenaran merancang dari majlis daerah/perbandaran...

kalau takde 2/2 nanti problem, tanah boleh kena rampas sebab langgar syarat, atau kena stop work dari majlis, atau rumah2 tu takde masuk dalam kawasan operasi majlis, sampah tak angkat, parit longkang tak maintain etc

semua tu kena keluar duit. kalau nak buat koboi jer kat kg...tu lain
