Tapi lepas dah menang bid, kalo nak jual balik umah tu, org nak nak membeli still kena ikut balik syarat sekatan lowcost tu. Sbb dah jadi subsale.

Unless, mmg dah ada buyer tapi buyer xlepas syarat lowcost, bole la buat saje2 lelong...Tapi mcm saya cakap tadi la, dia punya kekurangan (cons) lebih banyak dari kelebihan (pro)..So xtau berbaloi ke nak buat mcm tu..
Realiti saya tk pasti..tp di situ ada lompong..
Jd klu umah ppr atau lowcost di klang valley pasti demand tinggi..

Nak bagi tips. Jagn sekali kali beli rumah contoh.
Pengalaman kakak aku sebab rumah cth tu cantik, fully furnish dan interior design yg boom!

Lepas berapa tahun duduk mula nampak masalah. Rumah cth ni developer buat sebab nak tarik bakal pembeli. Rumah di buat dalam tergesa gesa. Struktur sume main pakai buat. Wiring plak cincai.. Sistem pipeline pon bocor sana sini.

Harap maklum. Kita beli rumah memang sebab cantik tapi paling penting struktur binaan kena kukuh... Baru cun. Tq

PART 25
Berapa lama settle remortgage

Beberapa hari lepas, tetiba dapat pos dokumen2 dari remortgage rumah yg menang lelong. So, berapa lama nak settle semua start dari apply loan? Dalam 5~6 bulan je.. Nampaknye lawyer ni amat konsisten dan cepat jugak la..

Rumah yg aku baru menang lelong tu pun, lepas dia appeal utk buat direct transfer, akhirnya pemaju pun setuju.. Tapi ada la charge dia.. Batal ganti utk direct transfer. So, anggaran dalam hujung tahun bole settle nampaknye.. Xpun awal sikit ke.. Dah bole planning next step and mencantikkan dokumen utk buat loan lagi... ��

Kat bawah ni jadual kronologi yg aku rekodkan la.. Setakat ni, lawyer ni mmg yg terbaik penah guna. Mmg akan terus pakai firm ni jugaklah nanti..
