1) pembentangan budget will be in october....few things will be implement

a) tenure of financing will be lowered down from 35 yrs to 30 yrs....(masak..masak....maknanya...komitment bulanan akan makin tinggi)
b) LOAN - yg mana dah ada 2 bijik umah..dan plan nak beli umah ke 3...LOAN hanya diberi 60% ONLY...skrg is 70%
c) PGT - ramai yg x aware yg korang kene byr PGT......Properties gain tax...new budget dibentangkan, PGT structured akan jadi mcm ni...

1-2 tahun : 20 %
3-5 tahun: 15%
5yrs above: 10%

so kalau beli umah 100ribu....then lepas 3 tahun market naik jadi 130ribu..untung kasar 30k...lepas tolak PGT akan jadi 15k shj...( means untung tahunan adalah 5k...ni tak tolak byr bank bulan bulan...( assume rumah xde org sewa)

d) DIBS- Developer Interest Bearing Scheme....skrg byk developer offer DIBS....so...den calculate....jgn suruh developer include DIBS into sales price....minta rebate kat situ....so buyer sendiri byr interest charges ke bank until completions....yg ni den galakkan pada top developer shj...sebab commpletion rumah/commercial properties cepat siap....byk jimat kat sini....


kalau item a,b,c implemented...den rasa masalah org jual dan beli tanah pada masa yg singkat akan dpt dikurangkan.....(subsales)...

so den bg conclusions, beli rumah skrg....while waiting budget announce october nnti....
