salm...aku ada buat loan rumah skim manzili dgn bank rakyat thn 2004 loan rm142k bln2 byr rm1070...tadi pi la chek cureent ballance utk full satllement...tgk statment baki ada rm142k lagi...habis selama 4 tahun byr umah tak susut nilai prinsipal tu..rm6000 kena byr plak penalti...tak cukup 5 thn katanye..total ada rm148k..hangin satu bdn rasanye... yg aku tau mana2 loan kalau byr 1000 tu separuh prinsipal separuh lg interest... harap kalu ada member yg tahu tengtang loan rumah tu kongsi2 la...

yg aku tahu lak....sesetengah bank ni...ada certain period tu.....yg kita bayar tu sbnrnya adalah interest jer dulu....

lps 5 thn tu baru la kita start reduce principal....

sbb tu bank akan bg syarat, kalau nak wat settlement kena tggu after 5 @ 7 years sbb dia nak dapatkan profit.

biasala tu..
awal2 hanya bayar bunga dulu la encik...
even loan government pun cmtu gaks..

biasala tu..
awal2 hanya bayar bunga dulu la encik...
even loan government pun cmtu gaks..
betul tu.....5 @ 7 tahun yg pertama tu.....bayar bunga jer dulu....

betul tu insyi, yg kita bayar dlm 5-10 tahun tu adalah utk bayar faedah pinjaman. tapi ada sesetgh bank klau nak buat full settlement kena byar penalti plak, betulkan klau salah. lagi satu kalau nak kurangkan byar ansuran bulanan (kira ada duit EPF byk)kita kena bgtau bank kata bayaran ni utk byar prinsipal sahaja bukan byar faedah, secara tak langsung bulanan yg tinggi dpt dikurangkan sikit2.

yg penalti tu, kalau baca agreement ngan bank betul2...mmg dah dinyatakan....

mcm sy...ngan maybank....dah nyatakan kat situ...kalau buat settlement sblm cukup 5 tahun, 7% penalti akan dikenakan. 7% tu adalah dr jumlah loan yg berbaki....

tp, kalau dah cukup 5 tahun payment, baru kita nak settle @ refinance...penalti tu takde la lagi...

well, walaupun nak buat settlement, still kena bayar lebih juga...
