assalamualaikum..

aku dah nak start beli rumah..tp nampak cam tak masuk akal la harga kat area kl,gombak,sentul ngan lain2 sumer double storey dah 300k ke atas..
aku ada beberapa soalan..

Freehold - Milikan tetap
Leasehold - Pajakan selama 99 tahun.

aku mintak pendpt korang mengenai rumah cam kat bwh:
1)rumah 3 tingkat kat gombak ria :RM450k (rumah baru-freehold)
2)rumah 2 tingkat kat tiara setiawangsa :RM680k++ (rumah 2nd hand-leasehold)
3)rumah 2 tingkat kat taman rowter gombak :RM380k (rumah 2nd hand-freehold)
4) rumah 3 tingkat kat selayang sejati :RM400k (rumah baru-leasehold)


katakanla aku ada 4 pilihan ni je..mana satu rumah yg berbaloi aku beli?
korang pilih rumah no 1,2,3 atau 4?

ko nk beli umah utk ape? nk invest ke duk sendiri..aku assume ko nk duk sendri la kn..?

bagi pendapat aku, leasehold @ freehold tidak menjadi persoalan utama utk kita nk beli rumah ni.

yang penting LOKASI..

sebab klu leasehold pun 99 thun..secara logiknya jarng2 org malaysia dpt hidup lama cm tu..kalu let say ko beli umh tu skarng,then da duk dlm 30-40 thun, ko bole je apply kat Pejabat Tanah extend kan tempoh leasehold tu..provided yg gomen xde nak wt apa2 projek la kt tanah rumah ko tu.

yg penting ko tgk lokasi bro, klu mmg masyuk..kemudahan, dkt dgn jalan utama, public transport sume mantap..dlm 10-20 thun ko refinance la balik..masyuk tu..:D sure harga naik punya..

Freehold Property

If you purchase a freehold property, you will own the home, the land it is built on, and you will have the right to live there for as long as you please. You can make moderations to the property within restrictions of the law and planning restrictions. You may need permission to make structural changes, particularly with listed buildings (old buildings).

Most houses are sold freehold. Flats can be sold freehold, but very rarely, they’re usually leasehold. However, flats are increasingly becoming Freehold because of the legistration that is making it easier for leaseholders to buy the freehold.



Leasehold Property

If you buy a leasehold property you are actually buying the rights to live in a property for a set period of time. You won’t actually own the property, or the grounds it is situated on. Most flats are leasehold; with the lease, it means you are obligated to pay ground rent to the freeholder.

The ground rent will cover the costs for communal maintenance repairs. The lease should stipulate how the service charge is worked out, and how it is divided between the other leaseholders.

It’s important to calculate all these costs before committing to a leasehold property, as you may not have budgeted for the additional costs.

Once the set period in the lease expires, the ownership of the property is given back to the land owner. Most leases are roughly 99 years; however, you can get an extension. If anyone is buying a leasehold property, it is important to find out how long the lease is for as it will affect the value of the property.

Why do people get leasehold properties? Well, because most flats are leasehold, and it means everyone living with in the same building has to split maintenance costs in respect of the common parts of the building and the communal areas.

It is possible to extend the leasehold to up to 999 years, and you can actually purchase the freehold, but at a cost.

sbnrnya aku pun muskil mcm tuan tanah gak. asal rege rumah melampau2 naik.

aku baru je tanya rumah kat tasik perdana, puchong. rumah teres 2 tingkat RM241K. teres setingkat RM169K. kalo mcm ni punya rege, mmg tak mampu la nak pakai rumah teres 2 tingkat. cuma mampu teres setingkat je.

kalo tgk location, terpencil. bukan kat bandar pun.

yg aku syak skrg ni mungkin sbb area cina kot. sbb tu rege naik.

pasa lease hold atau freehold, better freehold. sbb nnt nak jual, untung lebih sikit. kater kan beli leasehold, lepas 30-40 thn, nak jual, rege tak masyuk sgt sbb tempoh pajakan dah kurang.

kalo freehold, rege mmg makan naik masyuk, insyaALLAH.

tp kalo cadang nak duduk situ smpi jd mayat, amik leasehold pun ok.

mcm aku, tak cadang nak duduk situ sampai jd mayat, kalo ada rezeki nak pindah gak. jd tu amik freehold, tuk amik untung lebih sikit.

pendapat aku je.

blh x korang jelaskn lg pd aku ttg hakmilik kekal n pajakan ni..aku fhm sket2 je yg bhs omputeh tu..klu blh dlm bhs yg sng nk fhm la..klu lease tu kan kite pajak pd sape..yg mane 1 kite pajak kn..tanah ke rumah..
