"Dalam mencari kaedah alternatif binaan yg lebih "cepat,murah, berkualiti" ini antara istilah yg saya jumpa dan setakat ini saya masih kurang jelas ... masih keliru:

1. IBS - Industrial Building System
2. Rumah pasang siap
3. Precast/Prefab house
4. Interlocking Bricks/Blocks System
5. Roslee Pillar

Pertanyaan:
1. Rumah pasang siap; Precast; Interlocking Bricks >>> adakah ini dirangkum dalam IBS?
2. Benarkah system alternative ini lebih murah dari konvensional? Ada memana perbandingan yg boleh dikongsikan?

Minta tolong dari otai-otai di sini ceritakan lebih lanjut..."

kalau nak guna IBS..kena produce dalam volume yg banyak baru jadi lebih jimat dari konvebsional sistem.

jangan terkejut, walopon majlis luluskan tapi nanti sangkut masa arkitek hantar pelan kelulusan bomba.. alasan: tiada dalam database bomba material nih

ingat lagi zaman dulu2 aku tgk tukang rumah buat frame di tanah pastu ramai2 tegaskkan, kemudian pasang dinding & pintu... ringkas, murah dan selesa...

Apa itu yang di katakan Kaedah Roslee Pillar (RP)

Roslee Pillar (RP) adalah satu bahan binaan berasaskan simen dan fiber .RP ini telah direka dan dipatenkan oleh Hj. Roslee ali pada tahun 2004 dan memperolehi geran paten pada tahun 2009. Selain dari memperolehi paten dengan nama Roslee Pillar, bahan ini juga mempunyai cap dagangan (Trademark).

Bahan binaan RP adalah satu bahan binaan 3 dalam 1 iaitu column, beam dan wall dibuat dari satu bahan , Cuma saiz nya diubah mengikut keperluan column, beam dan wall tersebut. Bangunan menggunakn RP tiada penggunaan formwork ketika membuat kerangka bangunan dan tiada penggunaan batu bata untuk membina dinding. Penggunaan RP juga boleh digabungkan dengan bahan binaan batu bata, dalam hal ini RP digunakan untuk membina column dan beam manakala dinding dibina dari batu bata.

Konsep yang terhasil dengan menggunakan RP. Mudah, Murah, Ringan, Cepat, Kukuh, Kemas, Mesra Alam dan untuk keselamatan ketika berlakunya Gempa bumi. Dengan wujudnya konsep tersebut, InsyaAllah inilah salah satu bahan binaan yang perlu diguna pakai dalam pembinaan masa kini dan hadapan. Untuk mengubah persepsi dan minda dari penggunaan bahan binaan konvensional kepada bahan binaan terkini memerlukan promosi dari masa ke semasa.

Kaedah Interlocking Brick System

1. IBS Interlocking Brick one of the alternative design and construction type that we can have now in Malaysia with take the nature and green house concept.

2. With use a loadbearing wall design we will change the old conversional type of construction with advantages that this IBS Interlocking Brick can offer to us.

3. Like the all construction in the world, construct the IBS Interlocking Brick will use the same way of construction for the foundation and base of the construction area with mean, nothing will change for piling type of soil or another design type to make the structure of the soil will allows the building stand still at it. But it will be lighter with a right combination of material.

4. For a columns and beam, it will be no more for reinforcement concrete n I-beam at the right place. It will change this type of construction with loadbearing brick that will stand above 30 tan for the columns and about 15 tan for the beam.

5. The IBS Interlocking Brick Beam will be design with the IBS Interlocking Brick Wall that will carry the load at the same load for the beam with mean about 15 tan uniformly distributed loads (UDL). For this wall we will don’t need the additional columns at the middle and diagonal area for allows the horizontal and vertical load pass to the foundation or maintain the physical structure.

6. For the upper slab of the building itself, we have many type of material and construction that we can applied including the in-situ type. For more advantages for this concept, we recommended to use the pre-stress half reinforcement concrete slab or the concrete panel building system slab for minimize or omit the secondary beam at the building.

7. At the roofing level of the building we can use the IBS Interlocking beam brick to support all kind of roof type. Unless the roof has a special type of design that must be combine with another material. It depends to the authority to choose the type of material because IBS Interlocking Brick can match any other construction material.
ADVANTAGE IBS INTERLOCKING BRICK

1) This products approve by BOMBA, SIRIM & CIDB.

2) One of green house/building concept. (Nature concept)

3) This brick will design by load bearing wall because this is a n engineering brick.

4) Min. compressive strength must be 10 N/mm2

5) For finishing, not required for using plastering & painting.

6) Good heat and sound insulation compare to conventional and other building material.

7) Fast period construction and easy. (2-3 times faster compare to conventional)

8) Can saving at labour cost, building material, machinery, waste material, time, safety, construction space and easy to hander.

9) Clean construction site.

10) Overall cost saving at 15%-25%

11) Material in interlocking brick = clay 60%, sand 20%, cement 18% and water 2%

12) Normal worker can achieve minimum 1000 pcs brick per-day for installation.

An enhancement on conventional systems, this latest pre-cast technology from O-Stable Panel Sdn Bhd, allows luxurious homes with attractive architectural designs to be constructed faster and with almost zero defect.

Our Technical Advisor, Mr. Khoo Tian who invented this system, likens it to the flexibility of toy building blocks, the O-Stable Panel System has attractive architectural features such as arches, round columns and comices that can be incorporated into the design of any type of houses.

Its special built-in feature allows free flow of air into the house (cross & vertical ventilation), thereby converting outside hot air into cool air.

This system provides some degree of comfort without air-conditioning and has been evaluated and documented by University Technology Mara (UiTM). Our associated company Baktian Sdn Bhd has entered into MOU with UiTM for continuous improvement of performance through instrumentation and measurement.
