Aku dulu keje bank
Pendapat aku, bank byk wat promosi
masa nak beli umah tu baru shopping bank mana bagi the best

Tapi nasihat ku kalo maybank tu x yah la
Bila nak loan ok, tp bila nak settle punya la lambat nak dpt surat redemption
Lawyer aku cakap, mbb tu mmg terkenal dgn lambatnya, maklum la dah nak settle dia peduli apa

Biasanya time sesuatu projek perumahan tu launch mesti bnyak agent2 dari bank yg dok menempel kat situ, kita bleh survey bank mana yg ok sebab kadar blr dia kekadang berubah2 n ikut offer yg bank tu buat.

Kalau pemaju tu ada buat loan dgn sesuatu bank contohnya bank A, kebiasaannya kita mudah dapat kelulusan dari bank A sebab dia panel kepada projek tu....

Dia buat mcm OD la....skrg nie yang buat mcm nie, Stand Chart and HSBC.

Sebelum nie aku buat bank Islam, loan 69,000. 25 tahun, monthly 540. Aku refinance ke HSBC 102,000, 30 tahun, interest ikut BLR (daily rest..mcm OD) then monthly RM 544.00. Boleh reduced loan tenure, boleh keluarkan balik duit yang kita letak extra kalau kita nak pakai. Kalau tak nak pakai, letak je le dalam account loan tu. Dia akan reducedkan interest sebab interest di kira based on outstanding loan daily rest....

So, skrg nie aku dapat cash RM 36K, then monthly bayar sama...orang sewa umah aku yang bayar loan. RM 36K -> ASB -> OD.

Lepas tu aku nak beli lagi auction house, then pegang sekejap, refinance balik...dapat cash lagi, masuk ASB ->OD lagi....mcm tu la nak penuhkan ASB cepat. Tapi, initial capitol kena ada sikit la....sebab nak masuk auction. Then kalau menang bidding, nak settlekan umah punya hal lagi, kalaunak repair2 lagi, kalau nak kena betulkan wiring le, kipas, lampu, maintenance, air..dan mcm2 lagi. Tapi, kalau harga refinance tu tinggi, boleh cover semua benda tu, kira ok laa...aku set...aku beli auction house then dah tolak semua benda2 tu, aku mesti dapat min 25K, kalau paling ******* pun RM 20K, kalau kurang daripada tu, aku tak bid.

Maybank nie demand lebih, menyampah pulak aku. Aku pakai maybank sebab commission aku masuk Maybank, tu yang OD pun apply dengan Maybank...tapi, dia caj mahal, lepas tu 90% je dapat dari sijil....******* punya maybank. Tapi sebab ada maybank2u tu yang aku stay lagi tu...

Senang ke susah tengok income kita bang. Kalau income kita ada, kita boleh demand pasal interest. Kalau dia tak nak, kita cari bank lain. Tapi, pada aku, better amik international bank (HSBC, Stand Chart)...best tengok dia layan kita. Special sikit, rasa bebetul mcm pelanggan berharga. Kalau bank lain, kekadang siap2 tinggi2 suara lagi.....mcm langsauuuu. Dia ingat kita ni tak de duit ke?...

Ramai yg beli rumah tp kadang2 tak tau..nak plak yg newbies mcm aku ni yg nk beli rumah.. .. meh ramai2 lg bincang kan...sebb apa anda membeli rumah menggunakan pakej bank pilihan anda?

Aku ada nampak promosi kat Hong Leong Bank...interest rate 1% per annum.... tapi ada tanda * kat 1% tu..korang kena semak semula apa agenda yang tersembunyi disebalik tanda * tu

BSN kalau orang kerja swasta susah sikit....then kalau mcm aku nie lagi le susah....agent insurance....apa laa....tu yang aku pegi HSBC tu. Dia tengok aku punya loan track record, dia tengok aku punya CTOS and CCris, dia tengok commitment loan and income, terus dia offer. Tak de susah2. Tunjukkan statement commision, bank statement (bukti commission sama dengan duit masuk dalam bank), tunjukkan slip income tax, then EA form dari company, settle.
