Salam semua

aku nak tanya pada sesape yang sudah or biasa buat loan utk rumah....

dekat form tu ade akaun pemilihan insurans/takaful....

pada hemat korang, mana yang terbaik....

Untuk pengetahuan tt,kalau dlm form tu semua ada mrta(mortgage reducing term assurance)
coverage untuk insurance ni mengikut outstanding loan..
Not transferable
beneficiary ialah bank
Kalau refinance,kena ambil mrta baru.
-lagi satu(jarang bank akan ada ni) MLTA..mortgage leverage term assurance) -insrance ni aka cover original loan amount smpai tenure loan abs..insurance ini juga ada protection + saving..so ada cash value dalam insurance ni..
pewaris family
kalau refinance,boleh guna mlta juga.
kalau beli rumah baru,just top up coverage.

so klu kita ada plan nk refinance in future baik amik MLTA la masa awal2...sbb boleh transfer...kan...
walaupun ia lbh mahal dr MRTA tp pada sesapa yg belum ada personal protection baik amik MLTA sbb ia jugak saving tul tak?

Tapi kena ingat setahu aku MLTA ni konvesional tak ada islamic konsep dan komitmen kau plak nak bayar monthly.so better baik amik MRTA je islamic dan tak perlu nak bayar lagi bulan2.

untuk islamic, ada MRTT dgn MLTT. yang ujung tu jadi takaful.

apa yang den fahamla.

1)premium. MRTA sekali je. MLTA, setiap bulan sampai abis loan.

2)cover. MRTA rasanya xde critical illness. MLTA kebiasaannya ada. TPD dgn kematian, 2 2 ada.

3)sum insured. - MRTA berkadaran dgn loan rumah. kalau loan awal RM150k, lepas 5tahun, kata tinggal, RM120k, kalau apa2 jadi, MRTA cover RM120k je. kalau ada lebih pun, sikit. MLTA pulak, yang excess 30k, akan dapat kat peminjam/waris peminjam.

4)refinance. - MRTA yang lama dia refund (kalau ada excess), lepas tu kena ambik yang baru. MLTA, kena top saja. policy lama tak batal. tambah policy.

5)konsep. - MRTA, cover liability saja. jadi, ia adalah belanja. MLTA, cover cara hidup. hampir sama dgn life insurance. bezanya, tempoh pembayaran. biasanya life, bayar premium paling lama 15tahun tak silap. MLTA, sepanjang tempoh loan, atau premium dah cover sum insured. life, ada medical, MLTA rasanya xde.

kalau yang ada life insurance, cukup untuk cover jumlah loan, boleh minta untuk assigned ke loan rumah. jadi, xyah beli MRTA/MLTA.

MRTA/MLTA ni konsepnya life insurance. tujuannya, kalau ada apa2 jadi kat peminjam, loan akan cover. jadi, 2 2 akan dilindung.

untuk rumah terbakar/runtuh ni bawah general insurans. yang ni, optional. bank takleh paksa. bab runtuh tu, rasanya takde lagi. sebabnya, kat malaysia ni, mana2 kemalangan dari natural course, takde cover. kalau adapun, optional.

runtuh ni, biasanya orang saman je majlis perbandaran atau jabatan kerajaan. ekekeke.

Bayar lebih xmengapa,kerana MLTA ada cara untuk memendekkan tenure loan anda...mana lg untung?

MRTA yang tiada cash value?
atau
MLTA yang ada cash value dan menolong anda memendekkan tenure loan dan save interest untuk lebih kurang 5 hingga 15 tahun?
