Nak tanya pendapat otai2 tentang satu situasi di bawah ni:-

1) Current Saving ada dlm ASB : RM250k (saving cash only dari dulu lagi)
2) Plan nak loan ASB 200k utk term 5 tahun sahaja (bayaran sebulan dlm 4k rasanya)
3) Keluarkan 50k dari Current Saving ASB untuk reservekan bayaran loan untuk setahun
4) Biarkan Loan ASB ni smpi abis 5 tahun tanpa keluarkan dividen sehingga tamat loan 5 tahun.

Berbaloi ke dgn plan atas ni? Sebab dari dulu memang takut dengan komitment berhutang2 ni dan tak pandai kira BLR loan ASB bagai ni. Lagi satu, loan ASB ni kalau org tu xde slip gaji nak ke bank bagi dia loan walaupun dia dah mmg ada cash saving 250k dalam akaun dia? Rumah dah abis bayar dan takde hutang lain. Cuma ada loan kereta jek itupun berbaki 2 tahun lagi sebab kalau bayar abis takde dapat kurang apapun sebab fixed interest.

P/S: mmg noob sgt pasal ASB loan ni dan takut hutang yg amik jangkamasa yg lama. Buat pening pala tiap bulan. Lagi satu.. x paham sgt bahasa2 bank ni..

Kalau tuan nak buat loan ASB, recommended buat utk tempoh yg paling panjang berbanding buat utk tempoh pendek.

Walaupun buat tempoh 30 tahun sebagai contoh. Selepas 5 tahun tuan boleh batalkan loan tersebut. Lebih menguntungkan.

Sbb tujuan loan ASB adalah OPM (Other People Money). Kurang efektif jika menggunakan OPM utk tempoh yg pendek.

Bukan apa bila tgk tempoh yg jauh tu rasa bebanan plk. Tu yg tgh buat kira2 samada nak maintain personal saving secara disiplin ataupun buat loan.
