Bro ikeda,

kalo tahun pertama saya loan asb,thn kedua sy nak byr installment guna div, tapi sy akan tambah guna personal loan (cash-untuk emergency senang) kat asb ... ada untung x?

Bro nak wat loan Bank apa?

Nie sbg cth PL Public Bank rate 4.3% 55k 656
Dividen ASb konsider 7.3%

ASB 55000x7.3%=4015
PL 656x12 =7872
Defisit =3857

*walaupun kata rate 4.3% tapi effective rate lebih tinggi dari dividen aSB

Mula2 amik Loan ASB (RM200K), tahun pertama bayar ansuran bulanan loan ASB (RM1130). tahun ke2, biar div asb yg tlg bayarkn smpai la habis (25thn).

dan thun 2 tu beli rumah, yg ansuran bulanan tu hampir kpd RM1130 dan truskan.

kiranya , bila dah 25 thn, rumah dapat, simpanan asb pun ada lebih dari RM200K.

Teknik 5 tu, kira lebihan dividen asb siap dgn compounding div terkumpul, byr utk duit kete.

btul tak TT?

Jangan ikut sangat orang proposed,,kerana kami x tahu status kewangan anda sosial anda.
Guideline dia 65% komitment anda spt 1st post saya citer.
Jika anda sedang berada dalam kempopok itu cari lah penawar utk keluar.
Jika belum berada bersedialah dengan penawar/ubat.

Penawar/ubat ada dalam teknik 1 sampai 7.
Pilih lah dan jangan ikut sangat orang kata. Sebab saya sendiri bukan penasihat kewangan dan warga cg yang lain pun rata rata bukan..cuma mereka bercerita pengalaman mereka sahaja.

Saya sendiri pun gagal kerana terlalu mengikut orang kata.(agent unit trust+skim skim pelaburan yg lain)
Semua best yang dia citer,,asyik asyik tepon suruh pump,saya pump,,pastu tepon lagi suh pump,,pump punya pump..saya semakin menjauhi matlamat saya.
Saya keliru dengan 20%,30%,40%(unit trust) dengan 7% or 8%(asb)..
Dan saya muhasabah,,tiada jalan singkat utk kaya.
Ramai orang bercakap nak nolong tapi,,sebenarnya dirinya sendiri patut di tolong.
Habis cash,,kwsp pulak suruh kuarkan..start dari itu saya sedar.

Hati hati bro,,dalam dunia yang bebas ini.org akan amik peluang sekiranya anda cetek ilmu or katak bawah tempurung.

Thread ini hanya utk membuka minda anda dan menambah ilmu anda.
Recipi recipi yang ada/sharing kat sini,,anda akan menentukan ramuan dia.
