Pakar: Harga hartanah belum cecah paras terendah, akan turun lagi



KUALA LUMPUR: Seorang pakar hartanah menolak pandangan harga hartanah sudah mencecah paras terendah.


Bercakap kepada FMT, juruukur bertauliah Ernest Chong meramalkan harga akan terus menurun untuk 2-3 tahun lagi.

Beliau menjawab kenyataan pengarah pengurusan syarikat perunding hartanah Knight Frank, Sarkunan Subramaniam baru-baru ini.

Subramaniam dalam temubual baru-baru ini berkata pasaran hartanah sekarang ini berada di tahap terendah dan dijangka pulih hujung tahun ini.

Tetapi Ernest berpendapat harga pasaran boleh turun ke paras lebih rendah daripada paras Krisis Kewangan Asia 1997/1998.

“Kos kehidupan ketika itu masih terurus,” katanya. “Rakyat tidak bergelut seperti sekarang ini malah masih boleh menyimpan duit. Masa itu bank yang tertekan,” katanya.

Beliau berkata pada masa krisis itu, nilai hartanah perumahan turun 36% manakala nilai hartanan komersil turun 43.9%.

Beliau akui paras itu mengatasi kejatuhan 25% dan 30% harga sesetengah hartanah dalam pasaran ketika ini. Bagaimanapun, beliau menambah: “Saya percaya peratusan harga hartanah akan turun ke paras lebih rendah daripada paras ketika Krisis Kewangan Asia disebabkan oleh penguncupan kuasa membeli pengguna, gaji bergenang, iklim ekonomi semasa, cukai barangan dan perkhidmatan, dan tentu sekali lebihan bekalan hartanah.”

Beliau tidak pasti bila harga akan mencapai paras terendah tetapi dijangka lebih rendah dari paras 1997/1998 pada pertengahan 2018.

Beliau berkata spekulator yang membeli hartanah antara 2010 dan 2014 akan paling terkesan.

“Kalau kamu mencari rumah, saya nasihatkan tunggu tahun depan. Tapi pastikan tidak melebihi kemampuan kewangan kamu. Kalau kamu mampu ambil pinjaman, mungkin itu masa yang sesuai untuk membeli rumah.

“Tapi kalau kamu tak terdesak, mungkin lebih baik tunggu sehingga 2019 atau 2020. Pada masa itu, kalau harga tak cecah paras terendah, ia akan berada pada harga yang amat rendah.”

Dulu2 bila kita cakap harga rumah lot kedai akan jatuh orang duk ketawakan & harga emas akan naik tinggi suatu masa nanti.

Pemerhatian saya, sekarang harga akan jatuh sedikit bagi segment 550k Dan keatas. Sbb Masih banyak unit yg overhang. 500k kebawah Masih macam goreng pisang panas. Penghijrahan penduduk dari luar Bandar kebandar atas Sebab ekonomi yg lebih baik Masih berterusan menyebabkan permintaan kepada perumahan berterusan. Harga akan terus meningkat Sebab Tanah dibandar semakin habis dibangunkan (rumah Prima 700++ kaki pun sampai 300k) ,,kawasan pinggir Bandar dlm lingkungan 35-60km radius juga meningkat harga mendadak beberapa tahun kebelakang. Dgn pembinaan highway sedia ada/baru Dan system LRT/MRT akan melonjakkan harga Hartanah dalam laluannya. Saya tidak melihat kejatuhan akan berlaku kecuali berkaitan recession yg akan menjejaskan segment 550k keatas Dan ambil lebih Masa utk recover, Manakala utk segmen 500k kebawah mengalami kejatuhan cetek Dan akan recover dgn cepat. buatlah keputusan dgn bijak, mcm2 ramalan telah ditulis namun yg saya lihat harga masih tetap Naik. Ini hanya pendapat saya.. tak semestinya saya betul.
